Regulation 38
Regulation 38 is the requirement to keep and hold detailed records of all fire safety measures employed within a new building or extension. It is part of Building Control Approved Document B and is sometimes refered to as the 'Golden Thread' of information, a pharse used at the Grenfell Tower Fire enquiry.
As part of a new build or new extension, details relaiting to passive measures such as cladding types, intumescent coatings to steelwork, infill fire barriers, cavity barriers, fire doors, intumescent ducting etc. Along with active measures such as fire alarm or smoke alarm systems; emergency lighting, AOV (Automatic Opening Vents), sprinklers, wet or dry risers, fire hydrants etc, will require detailing in a report and this report must be available for the designed life of the building. The information must be provided to building control 2 weeks before compleation of the project or 2 weeks before occupation, whatever comes first.
